Sunrise has no rent control. Florida flatly bars every city and county from capping residential rents. The 2023 Live Local Act (SB 102) amended Fla. Stat. §166.043 to delete the old declared-housing-emergency exception, so no local rent cap is possible in Sunrise.
Rent in Sunrise is set by the market and the lease, not by ordinance. Florida preempts rent regulation to the state: Fla. Stat. §166.043(2) (municipalities) and §125.0103(2) (counties) forbid local rent control, and the Live Local Act (SB 102, 2023) removed the former declared-housing-emergency and referendum exception entirely. There is no cap on how much a landlord may raise rent and no statutory notice period for the increase itself. To raise rent on a month-to-month tenancy, a landlord ends the tenancy with 30 days' written notice under Fla. Stat. §83.57, then offers new terms. Broward County imposes no rent cap either.
No local rent-control mechanism exists, so there is nothing to enforce. A rent increase cannot be challenged as excessive; lease and payment disputes are resolved in Broward County Court under Chapter 83, not by the City of Sunrise.
