There is no tiered structure separating short-stay home-share from extended hosted operation. Operators can accept bookings year-round subject to permit conditions, TOT remittance, and nuisance rules. HOAs in Coto de Caza or Ladera Ranch may impose their own night caps independent of the county. Incorporated cities set their own home-share frameworks.
Operating without a valid STR permit, failing to remit TOT, or violating HOA-imposed night caps can trigger permit revocation, daily penalties, and back-tax assessments.
