Collier County does not require the host to stay on-site, but Ordinance 2021-45 requires every registered rental to name a designated responsible party who is reachable 24 hours a day, seven days a week and can respond in person to emergencies and violations.
Florida law bars the county from requiring host occupancy, but Collier's registration ordinance does mandate a local point of contact. Each short-term vacation rental must designate a responsible party available in person or by telephone 24 hours a day, seven days a week to address any law-enforcement action, emergency response, or county ordinance violation arising from the rental. That contact must be able to respond on-site, generally within a short time of being notified. The contact's name and phone number are provided at registration and kept current so the Sheriff's Office and Code Enforcement can reach someone at any hour.
Failing to maintain a valid 24/7 responsible-party contact is a registration violation and can lead to fines and loss of the certificate.
