No on-site host is required, but every vacation rental must name a Responsible Party who can be reached at any hour, any day, while the rental is occupied. Their 24/7 phone number must be posted inside the unit.
LDC Sec. 30.1373(b) defines the Responsible Party as the owner or a designee called upon for the property's upkeep, inspections, emergencies, and the conduct of guests, and requires them to be available to be contacted at any hour of the day, any day of the week, whenever the rental is occupied. There is no requirement that the host live in or be physically present at the unit. Under Sec. 30.1375(b), the Responsible Party's 24-hour, 7-day phone number must be posted on the refrigerator door, the interior of the main egress door, and inside each sleeping-room door, and included in the 'Transient Occupant Information' binder.
Failure to maintain a reachable Responsible Party or post the required contact information is enforced through Sec. 30.1376 and Code of Ordinances Sections 53.14 and 53.24.
