Under CB-11-2018 (Subtitle 5, Division 8), a licensed host shall not rent the short-term rental for more than 30 consecutive days, shall not rent more than 90 days per calendar year if the rental is unoccupied by the owner, and shall not rent more than 180 days per calendar year if owner occupied. Hosts shall not combine allowable time frames to exceed the permissible calendar days. The definition reinforces this: a rental is occupied for fewer than 31 consecutive days and no more than 90 days per year when the owner is absent, or up to 180 days when the host is present. Hosts must keep a guest log of days rented and owner-occupied, submitted at renewal.
Exceeding 90 days (non-owner-occupied) or 180 days (owner-occupied) per year, renting more than 30 consecutive days, or combining time frames to exceed the caps violates the host requirements and can result in citations and license revocation.
