Under the proposed STR licensing program, amplified music or other noise from short-term rentals must not exceed levels allowed by the Colorado Revised Statutes. CRS 25-12-103 residential zone limits of 55 dBA daytime and 50 dBA nighttime at property boundaries serve as the standard. The proposed regulations also require each STR to designate a local responsible agent reachable within 15 minutes who can be on-site within 60 minutes to address noise complaints. Currently, with no STR-specific ordinance in place, general state noise statutes and the Sheriff's Office handle noise complaints from rental properties.
State noise statute violations carry penalties up to $500 per occurrence. Under proposed STR rules, repeated violations could result in license revocation.
