Under Chapter 239, Article III of the Bergenfield Code, the residential occupancy of a dwelling unit for 30 days or less in exchange for any consideration (rent, fees, promises, or things of value) is prohibited. The ordinance allows lawful tenancies of more than 30 days and uncompensated stays by household members or invited house guests. Because the rule is structured as a prohibition rather than an occupancy cap, there is no per-bedroom guest limit specific to STRs; instead, the entire short-term use category is barred and standard property maintenance and zoning occupancy limits govern long-term tenants.
Charging or accepting any rent for a stay of 30 days or less subjects the owner to a civil penalty up to $1,250 per day, plus injunctive relief and additional remedies.
