Operating an STR without a required Conditional Use Permit in Washington Township (or any township that requires one) violates the township zoning resolution and is enforceable under R.C. 519.99 with daily fines. Three or more documented calls for service within 12 months can trigger CUP revocation in Washington Township, after which the property is limited to 30+ day rentals. Cities (Centerville, Dayton, Kettering, Oakwood, Miamisburg) impose separate municipal penalties.
