Unincorporated Nevada County does not require a Planning Department permit to operate a short-term rental in a primary residence. Operators must register for and collect a 10% Transient Occupancy Tax under Nevada County Code Title 3, Chapter 6. ADUs permitted after April 25, 2019 carry a recorded deed restriction prohibiting short-term rental. The Town of Truckee (Truckee Municipal Code Ch. 5.02) has its own STR registration certificate and cap, separate from the County.

ADUs and Junior ADUs permitted after April 25, 2019 carry a recorded deed restriction prohibiting short-term rentals - those units may only be rented for 30+ days. Inside the Town of Truckee, Truckee Municipal Code Chapter 5.02 requires a Transient Occupancy Registration Certificate, applies a 1,255-permit cap (already reached), imposes a 365-day waiting period after a sale before a new owner may register, and prohibits STR use of ADUs or multi-family units. Cities of Grass Valley and Nevada City regulate STRs separately under their municipal codes.
Failure to collect or remit TOT can result in back-tax assessments, interest, and penalties under Title 3. Renting a post-April-2019 ADU short-term violates the recorded deed restriction. Inside Truckee, operating without a registration certificate exposes the host to escalating fines up to $5,000 per day under TMC Ch. 5.02.
