Cobb County adopted a comprehensive Short-Term Rental ordinance effective January 1, 2023 (Ch. 78, Art. III, Div. 11). All STR operators in unincorporated Cobb County must obtain a short-term rental certificate from the Cobb County Business License Office (1150 Powder Springs St, Suite 400, Marietta; phone 770-528-8410) for each rental unit at $55/year. A local agent must be designated, available to resolve complaints. Only one certificate may be active per dwelling unit at a time. STRs are limited to residential (R) zoning districts only (no commercial zones). Occupancy: one person per 390 square feet. Parking: one off-street space per bedroom plus one additional space. Required notification: all adjoining property owners and applicable HOA must be notified by certified mail before obtaining a certificate. A copy of the certificate, max vehicles, noise rules, and agent contact must be displayed on premises. Violations: up to $500/day fine; 12-month ban on STR at property for repeat violations.
