Operators are not required to obtain a city STR permit, but must satisfy several other registration obligations before collecting rent. First, a Texas hotel occupancy tax permit must be obtained from the Texas Comptroller of Public Accounts before accepting any reservations for stays under 30 days. Second, the Keller Finance Department requires registration for remittance of the 7 percent Keller local hotel occupancy tax, typically filed monthly. Third, if the dwelling is in an HOA-governed subdivision (which covers most of Keller), the HOA may require notice, additional insurance, or prohibit STR use outright. Fourth, the Tarrant Appraisal District should be notified if the use changes the property tax classification. Keller Community Development is the point of contact for any zoning questions. Operators should keep all registrations in compliance and file monthly HOT returns even for zero-booking months.
Operating without a state HOT permit is subject to Texas Comptroller penalties up to 10 percent of tax due plus interest. Local Keller HOT delinquency carries late fees and interest under the city code.
