Ojai Municipal Code, as amended by Ordinance 943 (effective November 10, 2023), prohibits all short-term, transient, and vacation rentals of residential property for less than 30 days. This ban applies citywide in all residential zones including ADUs, structures, and RVs. Advertising an illegal STR is also prohibited. Hotels, motels, and licensed B&Bs are exempt. Real estate transfers must disclose the STR prohibition.
Failure to register/remit TOT (hotels/B&Bs): back taxes plus 10β25% penalty. Residential STR attempting to register for TOT: does not cure underlying zoning violation.
