Takoma Park Short-Term Rentals: Registration Rules Rules (2026)

Montgomery County Code Chapter 54, Article III requires all short-term rental operators in Takoma Park to register with the Department of Housing and Community Affairs (DHCA) and obtain a license before beginning operations. The application requires proof that the property is the owner's primary residence, and the $500 annual fee must be submitted with the application. Upon filing, neighboring residents are notified of the application and have 30 days to file challenges at 240-777-0311. Applications are typically processed within 30 to 60 days (Section 54-45). Once approved, the license number must be displayed on all advertising platforms including Airbnb, VRBO, and similar listing services. Operating without a license results in violation notices and mandatory discontinuation of all advertising. DHCA actively monitors for unlicensed STR activity. A license can be denied if required information or fees are missing, if a previous license was revoked within the last 36 months, or if a valid application challenge is received. Licenses must be renewed annually. Hosts must also register with the Maryland Comptroller for a Tax ID through Maryland Tax Connect to collect and remit the 7% transient tax. If the property is in an HOA or condo association, the governing documents must not prohibit short-term rentals for the license to be issued.
