Summary

Signs meant to be seen from U.S. Highway 50, including any sign within 100 feet of the highway right-of-way, need a discretionary Design Review Permit under Section 130.36.070(J) of the Zoning Ordinance. The rule caps single-tenant signs at 60 square feet and multi-tenant signs at 200 square feet, spaces them at least 1,000 feet apart, and sets them back 100 feet from the highway and 200 feet from any residential zone.

These county ordinances apply to unincorporated areas of El Dorado County. Incorporated cities within the county may have their own rules that take precedence over county-level regulations.

Full Breakdown

Section 130.36.040(A)(4) first flags U.S. Highway 50-oriented signs as a distinct permanent-sign category for any property designed to be visible from the highway, outside the state-designated Scenic Highway Corridor, which is separately regulated (and currently reserved) under Section 130.27.070. The operative standards sit in Section 130.36.070(J). Only one freeway-oriented sign is allowed per integrated development or per single-tenant site of ten acres or more. Spacing between separate highway signs must be at least 1,000 feet, more than four times the standard 250-foot spacing required for other freestanding signs elsewhere in the Chapter. Every sign must sit back at least 100 feet from the highway right-of-way and at least 200 feet from any residentially zoned parcel under Chapter 130.24, and it cannot be positioned to block motorist or pedestrian sightlines.

Height is tied to the size of the tenant: a single-tenant sign can rise to 1.5 times the height of the nearest structure, capped at 30 feet (24 feet inside a scenic corridor), while a multi-tenant sign can reach 50 feet (48 feet in a scenic corridor). Maximum area is 60 square feet for a single tenant and 200 square feet for multi-tenant signs, with shopping-center identification capped at 25 percent of that area and excluded from the count. Illumination must be internal, non-blinking, and aimed away from residential land, though electronic changeable-copy LED components are permitted if they meet the Chapter's separate digital-sign standards.

Violations & Fines

A freeway-oriented sign built without the required Design Review Permit, or one that busts the 60/200 square-foot area cap, the 1,000-foot spacing rule, or the 100-foot highway setback, is processed as an illegal or nonconforming permanent sign under the Chapter's enforcement provisions; the County can require it to be brought into compliance or removed, and outstanding sign violations block approval of any new sign permit application for the same property.

Frequently Asked Questions

Can I put up a billboard-style sign along Highway 50?
Not as general advertising for hire; U.S. Highway 50-oriented signs under Section 130.36.070(J) must advertise the business on that property, cannot be used as general advertising for hire, and even a qualifying on-site sign needs a discretionary Design Review Permit before installation.
How far apart do highway signs have to be?
At least 1,000 feet between separate U.S. Highway 50-oriented signs, a much wider gap than the 250-foot minimum that applies to ordinary freestanding signs elsewhere in the County, under Section 130.36.070(J)(1)(a). The wider spacing preserves sightlines and limits sign clutter along the highway corridor.
Do I need extra approvals inside the Scenic Highway Corridor?
Yes. Signs inside the officially designated State Scenic Highway Corridor fall outside Section 130.36.070(J) and are instead subject to Section 130.27.070's Scenic Corridor design-review standards, which the code currently reserves for a future ordinance, so those parcels need to confirm current requirements with the Planning Division.
