Hot tubs and spas in Arlington Heights require a building permit and electrical permit. They must meet setback requirements, have GFCI-protected electrical connections, and be equipped with a locking safety cover. Hot tubs do not require the same barrier fencing as swimming pools if they have a compliant locking cover.
The Village of Arlington Heights requires a building permit for hot tub and spa installations. An electrical permit is also required for the dedicated circuit and wiring. Hot tubs must maintain the same setbacks as swimming pools, at least 10 feet from rear and side property lines. All electrical connections must have GFCI protection and comply with the National Electrical Code. A dedicated 240-volt circuit is typically required for most hot tubs. Hot tubs equipped with a locking hard cover that meets ASTM F1346 standards are generally exempt from the full barrier fencing requirements that apply to swimming pools. The cover must be capable of supporting the weight of a child and must be locked when the hot tub is not in use. Hot tubs without a compliant locking cover must be enclosed by the same 5-foot barrier fencing required for pools. Water from hot tubs must not be discharged onto adjacent properties or into the storm sewer system without approval. Indoor hot tub installations must comply with ventilation and moisture control requirements to prevent structural damage. Hot tubs may not be placed in front yards.
Installing a hot tub without required permits may result in fines and an order to disconnect the unit until permits are obtained and inspections passed. Failure to maintain a locking cover may trigger a requirement to install full barrier fencing. Electrical violations carry fines of $250-$500. Contact Community Development at (847) 368-5100.
