RTC of Southern Nevada and Henderson are studying Bus Rapid Transit on Boulder Highway with transit-oriented development zoning. Density bonuses and reduced parking minimums incentivize mixed-use near planned BRT stations along the Henderson-Las Vegas corridor.
RTC Southern Nevada is advancing the Maryland Parkway and Boulder Highway BRT projects. Henderson sections of Boulder Highway are studied for transit-oriented zoning that would allow density bonuses, reduced parking minimums (one space per unit instead of two), and ground-floor retail along future BRT stops. Updated 2024 land use elements of the Comprehensive Plan signal Henderson's intent to align development with regional transit investments. Implementation through HMC Title 19 amendments remains pending Council adoption.
TOD provisions are incentive-based. Developers electing reduced parking or higher density must commit to transit-supportive design at site-plan approval.
