Shed permit rules in Seminole County, FL β also referred to as storage shed, backyard shed, or accessory building regulations β set size limits, setbacks, and when a building permit is required.
In unincorporated Seminole County, a small shed under 200 square feet and under 12 feet tall keeps your zoning district's side-yard setback and needs a minimum 10-foot rear setback. Bigger sheds must meet the full setbacks of the main house.
Seminole County Land Development Code Sec. 30.7.2 sets a two-tier standard for accessory structures. Structures under 200 square feet AND under 12 feet in height keep the same side-yard requirement as the main residence and need at least a 10-foot rear-yard setback. Any accessory building that exceeds 200 square feet and/or 12 feet in height must meet ALL of the district setbacks applicable to the main residential structure on the parcel. A building permit is generally required through the county Building Division; verify wind-load and anchoring under the Florida Building Code. City residents (Sanford, Lake Mary, Winter Springs, etc.) follow their own municipal codes.
Sheds placed inside required setbacks or built without a permit are code violations subject to Seminole County Code Enforcement, correction orders, and possible fines.
