A detached storage shed 120 sq ft or smaller is a "mini-structure" in Jeffco. Most residential zones cap cumulative mini-structures at 200 sq ft per lot. Sheds must meet the zone-district front setback plus a 5-foot side and rear setback and cannot sit in easements or floodplains.
Jefferson County (Section 19.B) defines single-story detached accessory structures of 120 sq ft or less as mini-structures for storage. In residential zones no more than a cumulative 200 sq ft of mini-structures may be used for storage, except in the Agricultural-One, Agricultural-Two and Agricultural-Thirty-Five districts. Mini-structures must meet the accessory-structure front setback and a 5-foot minimum side and rear setback. Sheds count toward the property's total accessory square-footage allowance, which cannot exceed the primary residence's square footage. A house (the permitted use) must already exist before a shed may be placed. Sheds cannot be located in utility or drainage easements without written no-objection letters.
An unpermitted or oversized shed, or one in an easement/floodplain, is a zoning violation under C.R.S. 30-28-124; the County may order relocation or removal. WUI-area sheds must meet defensible-space rules.
