Brevard County Section 62-2100.5 regulates accessory building standards. Total floor area of all detached accessory buildings cannot exceed the principal structure's floor area. Lots of one acre or more may expand to 1,000 sq ft per building administratively. Sheds under 120 sq ft are exempt from building permits.
Under Section 62-2100.5, accessory buildings include garages, storage sheds, carports, greenhouses, gazebos, cabanas, and utility buildings. The number of accessory buildings is regulated by Table I in the code. Total floor area of all detached accessory buildings cannot exceed the principal structure's floor area. On lots of one acre or more, accessory buildings up to 1,000 sq ft may be approved administratively. Accessory buildings may have a full or half bath but cannot have living quarters or a kitchen (unless classified as a guesthouse under Β§62-1932). Swimming pools, screened enclosures, docks, and equipment houses are exempt from the building number limitation.
