Shed permit rules in Sedgwick County, KS β also referred to as storage shed, backyard shed, or accessory building regulations β set size limits, setbacks, and when a building permit is required.
The Unified Zoning Code treats sheds as accessory structures. In residential districts they must sit at least five feet from the rear lot line (ten feet from an alley centerline), no closer to the street than the house, and generally three feet from a side line when set well back.
Sheds, storage buildings, and other detached accessory structures in unincorporated Sedgwick County follow UZC Sec. III-D.7.e, which applies through the MH district. Rear setback: at least ten feet from the centerline of a platted or dedicated alley, or five feet from the rear lot line if no alley; an accessory structure may not use more than half of a required rear yard. Front setback: no closer to the front property line than the principal structure (except on lots five acres or more). Side setbacks: meet the district side setback, but need not be more than three feet from an interior side lot line when the whole structure sits more than half the lot depth behind the front line. Accessory structures
A shed placed in a required yard, on an easement, or without a permit violates UZC Sec. III-D.7.e and is enforced under UZC Article VIII. Remedies include stop-work orders, permit requirements, fines, and orders to relocate or remove the structure.
