Shed permit rules in Collier County, FL โ also referred to as storage shed, backyard shed, or accessory building regulations โ set size limits, setbacks, and when a building permit is required.
In unincorporated Collier County, a detached shed or utility building must sit at least 10 feet from the rear lot line and meet the principal-structure side setback. Accessory buildings can't cover more than 5% of the lot, and sheds under 500 sq ft are still allowed if setbacks are met.
LDC 4.02.03 governs accessory structures outside the Agricultural (A) and Estates (E) districts. Accessory buildings must be built at the same time as, or after, the principal home, and may not occupy more than 5% of total lot area in residential districts (or 40% of the buildable envelope, whichever is less). For utility buildings the table sets a 10-foot rear setback, the same-as-principal-structure (SPS) side setback, and 10 feet of separation from other detached structures. In the A and E (Estates) districts, accessory structures must meet full principal-structure setbacks. A building permit and, often, a zoning-compliance review are required before you build.
Building without a permit or inside a required setback is a code-enforcement matter; the county can order removal or relocation and levy daily fines under Florida Statutes Chapter 162.
