Under SDMC 129.0202, one-story detached accessory buildings (sheds, workshops, storage buildings) not exceeding 120 square feet in floor area are exempt from building permit requirements. However, all sheds must comply with zoning setback requirements regardless of size: typically 3-5 feet from side and rear property lines. Sheds may not be located in the front yard setback area. Metal, wood, and prefabricated sheds are all subject to the same rules. Sheds over 120 square feet require a building permit with plans. Electrical service to sheds requires an electrical permit. Accessory structures may not be used as habitable space (sleeping, living) without ADU or other appropriate permits. Lot coverage maximums apply: sheds count toward the total lot coverage percentage for the zone. In fire hazard zones, shed materials and clearance from vegetation may have additional requirements.
