Detached accessory structures shall not exceed 15 ft above finished grade overall, and total coverage of detached accessory structures shall not exceed 50% of the required rear yard. Detached accessory structures are prohibited in required front and street-side setbacks and in designated creek setback areas except as allowed by SMC 19.40.020 (Creekside development). Per the California Building Code as adopted by the City and Permit Sonoma form BPC-005, a one-story detached tool/storage shed is exempt from a building permit when floor area does not exceed 120 sq ft, height does not exceed the prescribed limit, and the structure contains no plumbing, electrical wiring, or heating appliances. Permit exemption does not waive zoning compliance — exempt construction must still meet SMC standards.
Zoning and building code violations are processed through SMC Chapter 1.28 administrative citations (added by Ord. 03-2018). Initial administrative fines are typically $100 for a first violation, $200 for a second within one year, and $500 for each additional violation, with daily accrual until corrected.
