Full Breakdown
Section 62-2100.5 of the Brevard County land development regulations caps detached accessory buildings and sheds at 600 square feet or 50 percent of the principal residence's living area, whichever is larger. On lots of one acre or more, the zoning official can administratively approve a larger accessory building up to 1,000 square feet, but it still can't exceed the principal building's floor area. A single-family lot is also capped on the number of accessory buildings by lot size: one building on lots up to 7,500 square feet, rising to four on lots up to 45,000 square feet. This applies only in unincorporated Brevard; Palm Bay, Melbourne, Titusville and Cocoa set their own rules.
Violations & Fines
Violating the accessory-building standards is a zoning violation under § 62-1105: fines up to $500, up to 60 days in county jail, each day a separate offense; the county may also seek injunctive relief under § 62-1106.
