Shed permit rules in Nevada County, CA — also referred to as storage shed, backyard shed, or accessory building regulations — set size limits, setbacks, and when a building permit is required.
Unincorporated Nevada County exempts one 200-square-foot one-story detached accessory structure per parcel from building permits under LUDC Sec. 14.02.050, plus unlimited detached structures under 120 square feet; setbacks still apply.
Under Land Use and Development Code Sec. 14.02.050, no building permit is required for a one-story detached accessory structure without electrical, mechanical, or plumbing that is not intended for habitation, provided the projected floor area does not exceed 200 square feet with maximum 2-foot eaves, limited to one such structure per parcel. The Building Department's exempt-work list also allows unlimited one-story detached accessory structures up to 120 square feet under the 2022 California Residential Code. Even exempt sheds must meet zoning setbacks. Larger agricultural structures (pole barns to 1,000 square feet, greenhouses to 400 square feet) can qualify for a letter of exemption in AG, AE, RA, FR, and TPZ zones after site plan review.
Sheds exceeding exemption limits or containing utilities need a building permit; unpermitted work can draw code enforcement, stop-work orders, and after-the-fact permit fees from the Nevada County Building Department.
