A handful of California cities have adopted 'movable tiny house' ordinances permitting THOWs as ADUs (e.g., Fresno, San Jose); Corona has not, so a THOW cannot legally be a primary dwelling on a single-family lot. Caretaker, agricultural, and emergency-shelter exceptions may apply on rural parcels.
