Lakewood, OH Accessory Structures: Tiny Homes (2026)

Lakewood Codified Ordinances Chapter 1117 zoning definitions treat any permanent dwelling under the same rules as a single-family home — there is no separate tiny-home classification or reduced minimum dwelling size. Foundation-built tiny houses must meet the Ohio Residential Code (OAC 4101:8, based on the 2018 IRC with Ohio Appendix Q for homes under 400 sq ft) including ceiling heights, egress windows, bathroom and kitchen facilities, and smoke/CO alarms. A tiny home cannot be placed as a second dwelling on a single-family lot because Lakewood zoning allows only one principal residential structure per lot in R1A, R1, and R2 districts, and the city has not yet adopted an accessory dwelling unit (ADU) ordinance. Tiny homes on wheels (THOWs) are classified as recreational vehicles under ORC §4501.01 and Lakewood CO Chapter 1125, and cannot be occupied as a dwelling or stored in the front yard; overnight RV camping on residential property is prohibited beyond brief guest use. RV / park-model units may only be parked at licensed campgrounds, of which Lakewood has none.
