Lakewood limits short-term rental occupancy to two persons per bedroom plus two additional persons, and allows no more than one STR listing per parcel.
Lakewood Codified Ordinance 783(e) sets the operating requirements for permitted short-term rentals. Maximum occupancy shall not exceed two persons per bedroom plus two additional persons. Only one short-term rental listing is permitted per parcel, the responsible party must respond to complaints within one hour, a copy of the permit and a summary of applicable rules must be posted visibly inside the unit, and guests must comply with all applicable parking, noise, and waste-disposal regulations. These caps apply on top of the conditional-use and primary-residence requirements in Section 1161.03(cc).
Exceeding the occupancy cap or operating more than one listing per parcel is a permit-condition violation that may result in fines, permit revocation, or both (LCO 783(f)).
