Pembroke Pines does not have a specific tiny home ordinance. Tiny homes on foundations would be regulated as accessory dwelling units under the ADU provisions adopted June 18, 2024. ADUs must be 300β1,000 sq ft, contain a kitchen and bathroom, and require one additional off-street parking space. Tiny homes on wheels are classified as recreational vehicles and subject to RV parking rules.
The City of Pembroke Pines adopted ADU regulations under Ordinance No. 2022 effective June 18, 2024, codified in LDC Sections 155.620β155.621. A tiny home on a permanent foundation in a residential zone would be classified as an ADU. The floor area must be at least 300 sq ft and not exceed 1,000 sq ft. The ADU must operate as a fully functional residence with kitchen, bathroom, and living or bedroom quarters. One paved off-street parking space is required in addition to the principal dwelling's parking. The ADU floor area must be less than the principal dwelling. Tiny homes on wheels are treated as recreational vehicles under Section 155.615 and cannot be used as permanent residences.
