Ames, IA Animal Ordinances: Veterinary Clinic Zoning (2026)

Sec. 29.501(195) of the Ames Zoning Ordinance assigns Veterinarian offices to the Retail Sales and Services -- General use category under Table 29.501(4)-3, which requires the use to obtain the applicable Site Development Plan approval in zones where the category is listed as permitted, such as the Minor Site Development Plan reviewed by Staff in the Neighborhood Commercial (NC) Zone under Table 29.801(2). But Ames draws a sharper line for the residential setting: Sec. 29.1304(6) of the Home Occupation standards lists prohibited uses that cannot be run out of a dwelling unit, and Sec.

29.1304(6)(c) specifically names animal boarding houses, kennels, stables, and veterinary hospitals among those banned uses. The only carve-out is narrow: an in-home animal boarding house is allowed as a Home Occupation for boarding up to six animals, but even that exception forbids using the yard to keep the boarded animals, and it does not extend to veterinary hospitals themselves, which remain flatly prohibited as a home-based use regardless of scale. This means a veterinarian who wants to see patients or board animals for treatment cannot do so from a home office under the Home Occupation rules; the practice must locate in a zoning district that permits Retail Sales and Services -- General (or another applicable commercial use category) and go through that district's Site Development Plan review, rather than operating under the more lenient Home Occupation approval that requires no zoning permit for most other business types.
