Accessory Structures in Palmdale, CA: What Residents Actually Need to Know

Detached sheds, garages, and workshops in Palmdale must sit outside required front, side, and rear setbacks under PMC § 17.82.020, using Table 17.82.020-1's height-based rule: a rear or interior-side setback of 5 feet applies to structures 10 feet tall or shorter, rising to 10 feet for anything taller, plus a 15-foot alley clearance for detached garages.

If a detached structure is later attached to the main building by a common wall or continuous roofline, PMC § 17.82.020(A)(3) reclassifies it as part of the main structure, meaning it must then meet the full primary-building setback and height standards rather than the more permissive accessory limits.

ADU Rules

Palmdale allows one ADU and one JADU per single-family lot under PMC § 17.91.010, approved ministerially through zoning clearance review rather than a discretionary hearing. Detached ADUs top out at 1,200 square feet and 16 feet in height (18 feet near transit), with just a 4-foot side/rear setback, or none at all for conversions of existing space.

Before a JADU permit issues, the owner must record a declaration with the County Recorder, approved by the City Attorney, restricting the unit from being sold separately from the primary residence and from being rented for less than 31 days; failing to comply with those recorded restrictions exposes the owner to legal action under § 17.91.010(E)(4)(c). Standard ADUs carry the same 31-day minimum rental floor and cannot be conveyed apart from the primary residence except as authorized by Government Code § 66340.
