Lot Coverage Limits

The same table pairs each coverage cap with a floor area ratio limit and a minimum front-yard landscape coverage percentage.

Setback Rules

Chino's single-family zones require front yard setbacks of 20 to 25 feet, rear setbacks of 10 to 25 feet, and side setbacks of 5 to 15 feet depending on the specific RD zone.

Key details: Front setback (single-family): 20-25 ft. Rear setback (single-family): 10-25 ft. Interior side setback: 5-10 ft. Multifamily zones (RD 8-20): 25 ft front, 15 ft side/rear.

Structure Height Limits

Chino caps single-family homes at two and a half stories and 35 feet in the RD 1 through RD 8 districts, and multifamily buildings at the same 35-foot limit through RD 14, but allows three stories and 45 feet in the RD 20 district, under Tables 20.04-3 and 20.04-4 of Municipal Code § 20.04.040.

Key details: Single-family height (RD1-RD8): 2-1/2 stories, 35 feet max. Multifamily height (RD8-RD14): 2-1/2 stories, 35 feet max. Multifamily height (RD20): 3 stories, 45 feet max. Second-floor setback: 10 ft min from 1st-floor building line. Second-floor clearance: 15 ft min between adjacent 2nd stories.

A structure built above the 35-foot / two-and-a-half-story cap in Table 20.04-3, or above the 45-foot / three-story cap in RD 20 under Table 20.04-4, or a second-story addition that violates the setback, clearance or single-story-feature standards, is enforced as a zoning violation under Chino Municipal Code § 1.12.010: a misdemeanor punishable by up to $1,000 in fines, up to six months in jail, or both, with each day a separate offense.
