Lot Coverage Limits
Skokie zoning caps the impermeable, or hard, surface on a residential lot rather than just building footprint: R1 lots may cover 40% of the front yard and 50% of total lot area, R2 lots 55%/50%, R3 lots 55%/65%, and R4 detached homes 50%/50%, with a Village permit required before any impermeable surface is built, installed, or replaced.

Structure Height Limits
Skokie scales single-family building height to lot width in the R1 district: homes on lots under 60 feet wide top out at 28 feet, lots between 60 and 85 feet allow 30 feet, and lots wider than 85 feet allow 32 feet, with eave or flat-roof beam height capped at 23 feet in every tier.

Setback Rules
In Skokie's R1 Single-Family district, homes must sit back at least 25 feet from the front lot line, keep 2 side yards of at least 6 feet each (or combined side yards of 20% of lot width with a 9-foot minimum on wider lots), and maintain a rear yard of at least 30 feet or 20% of lot depth, whichever is less.
