Full Breakdown

Sonoma County Code § 7-13(D)(5) amends California Residential Code § R313.2 to require an automatic residential fire sprinkler system throughout every Group R-3 one- and two-family dwelling built in unincorporated Sonoma County, regardless of square footage: stricter than the unmodified state exception. Townhouses and multi-family manufactured homes get the same requirement under Title 25 of the California Code of Regulations. The only sprinkler exemption is a detached accessory dwelling unit under 1,200 square feet on a lot whose primary home has no sprinklers, meeting state ADU and county fire-safe access rules; detached accessory structures under 3,000 square feet are also exempt unless the fire code official orders otherwise.

Violations & Fines

Building without required sprinklers means no final inspection or certificate of occupancy; the county building official can red-tag construction and require retrofit before occupancy is approved.

Frequently Asked Questions

Does a new ADU in Sonoma County need fire sprinklers?
Only if it's over 1,200 square feet, attached to a garage, or the primary home already has sprinklers. Smaller stand-alone ADUs on unsprinklered lots are exempt if they meet state ADU and county fire-access rules.
Do small sheds and garages need sprinklers too?
No. Detached accessory structures classified as Group U occupancies under 3,000 square feet, sheds, barns, private garages, are exempt unless the fire code official specifically requires it.
