Summary

Tehama County requires automatic fire sprinklers in manufactured and mobile homes built since 2012 when an installation permit issues: conventional site-built homes follow the state-adopted building code instead.

These county ordinances apply to unincorporated areas of Tehama County. Incorporated cities within the county may have their own rules that take precedence over county-level regulations.

Any manufactured home, mobilehome, or multi-family manufactured home with two dwelling units, manufactured on or after January 1, 2012, for which an installation permit is issued after the effective date of the ordinance codified in this section, shall be equipped with an automatic fire sprinkler system designed and installed in accordance with Title 25 of the California Code of Regulations. The site upon which any such manufactured home, mobilehome, or multi-family manufactured home with two dwelling units is installed shall be served by a water supply system meeting the requirements for water supply applicable to any residential unit constructed on the site. The building official or their designee shall inspect the water supply system exterior to its point of connection with the manufactured home, mobilehome, or multi-family manufactured home with two dwelling units for compliance with these requirements.

Full Breakdown

Under Tehama County Code § 15.28.055, any manufactured home, mobilehome, or two-unit multi-family manufactured home built on or after January 1, 2012 must have an automatic fire sprinkler system installed per Title 25 of the California Code of Regulations before the county issues an installation permit, and the site's water supply must meet the same standard required for a site-built residence. This is a manufactured/mobile-home-specific rule; the county has no separate ordinance mandating sprinklers in conventionally built single-family homes, which instead follow the state-adopted California Residential Code. Applies only in unincorporated Tehama County.

Violations & Fines

Without a compliant sprinkler system and adequate water supply, the building official won't issue the installation permit, and the manufactured or mobile home can't be lawfully set up on the site.
