Full Breakdown
Owners of qualifying buildings must submit a written report from a Florida-licensed engineer or architect certifying the structure is structurally and electrically safe, filed within 90 days of the Building Official's Notice of Required Inspection. "Threshold buildings", those over three stories or 50 feet tall, or large assembly occupancies, need separate sealed structural and electrical reports from specialized professional engineers. Buildings built 1983-1992 faced an initial recertification deadline of December 31, 2024; older buildings follow the standard 30-year, then 10-year cycle. Required repairs must be completed, permitted, or covered by an engineer's continued-occupancy letter within set timeframes.
Violations & Fines
Owners who miss the 90-day filing deadline or fail to complete required repairs risk having the Building Official order electrical utilities disconnected until the building is certified safe or repaired.
