Prince George's County's Zoning Ordinance caps lot coverage by base zone as a percentage of net lot area. Single-family lots range from 20% up to about 40%; the common RSF-65 zone allows a 35% maximum for dwellings.
Section 27-4202 sets maximum lot coverage for each residential base zone as a percent of net lot area, tightening in lower-density zones and rising with density. The Residential Estate (RE) Zone allows 20%, the RSF-95 Zone 20%, and the Residential Single-Family-65 (RSF-65) Zone 35% for a single-family detached dwelling (60% for other uses). Denser attached-housing and townhouse zones reach roughly 40%. Some zones also impose a minimum green-area percentage. Accessory structures count toward coverage. Measurement rules are in Section 27-2200. Municipalities such as Bowie, Laurel, and College Park may set their own coverage limits.
Covering more of the net lot area than the zone allows is a zoning violation; permits are denied until the design fits within the coverage cap or a variance is granted.
