Frisco Zoning Ordinance caps residential lot coverage at 45 percent for SF-7, 40 percent for SF-10, and 35 percent for SF-12 districts. Coverage includes primary structure, accessory buildings, covered porches, but not driveways or uncovered patios.
Lot coverage is computed as the footprint of all roofed structures divided by total lot area. SF-7 (7,000 sq ft minimum lots): 45 percent max. SF-10 (10,000 sq ft lots): 40 percent. SF-12: 35 percent. SF-ER (estate): 25 percent. Pool decks uncovered do not count; pool equipment rooms do. Impervious surface limits separately apply in floodplain areas (see flood-zones). Variance possible via ZBA hearing.
