Iron County, UT Building Setbacks & Zoning: Lot Coverage Limits (2026)

The table of site development standards at Iron County Code § 17.16.040 sets a 'Maximum total lot coverage (all buildings)' row that varies sharply by zone: five percent in R-5, ten percent in R-2, fifteen percent in R-1, thirty percent in R-1/2, and seventy-five percent in the small-lot R4K district, while the commercial, light industrial and industrial districts share a fifty percent cap. The rural A-20, RA-20 and RR-20 districts, and the I-A industrial-agriculture district, carry no listed maximum, printed as 'NR.' Iron County Code § 17.84.010 defines lot coverage as the percentage of the area of a lot which is occupied by all buildings, other impervious surfaces or other covered structures, so the limit reaches driveways, patios and other paved or roofed surfaces, not just the footprint of habitable buildings.

A footnote to the R-5 row allows the five percent maximum to be exceeded specifically for greenhouses. The same table sets the setback and building-height standards that interact with coverage: R-5 lots, for example, carry sixty-foot front and forty-five-foot rear setbacks alongside the five percent coverage cap, while the R-1/2 zone under a Performance Subdivision Option instead uses the alternative coverage and setback figures adopted in § 16.23.040. Because the standards table states these are minimum requirements, more restrictive limits imposed elsewhere in the Iron County Code control when they conflict with the table figures.
