Lee County's zoning code defines lot coverage as the portion of the lot area, expressed as a percentage, occupied by all buildings or structures, so it is not limited to the house itself. Table 34-695 sets the maximum for each one- and two-family district: 45 percent in RSC-1, RSA, TFC-1 and TF-1; 40 percent in RS-1, RS-2, RS-3, RS-4, RS-5 and TFC-2; and 25 percent in RSC-2. The same table sets minimum single-family lot areas, including 7,500 square feet in RS-1 and 6,500 in RSA. The table carries a note that Bonita Beach, Captiva, San Carlos Island, the Gasparilla Island conservation district and Greater Pine Island have special limitations.

Violations & Fines

Exceeding the coverage limit is a Land Development Code violation. The Hearing Examiner can impose $25 to $1,000 per day for a first violation and $50 to $5,000 per day for a repeat.
