Rather than a percent impervious-coverage limit, San Angelo Code of Ordinances ch. 12, Exhibit A, Sec. 501.A sets a Maximum Floor Area Ratio β building floor area divided by lot area β for each residential district: 0.20 in R&E, 0.40 in RS-1, 0.50 in RS-2, 0.60 in RS-3, 0.75 in RM-1, and 1.00 in RM-2. A 5,000 sq ft RS-1 lot therefore allows up to 2,000 sq ft of floor area. Minimum lot area is 5,000 sq ft in both RS-1 and RS-2.
Building beyond the district Floor Area Ratio is denied at permitting or requires a variance. Continuing violations draw fines up to $500 per day, each day a separate offense.
