Summary
Weber County's Commercial Zones cap how much of a lot a building may cover: Section 104-20-5.090 sets no lot-coverage limit in CR-1, C-2 or C-3, but restricts C-1 buildings to 60 percent of the lot, the only numeric coverage cap among the county's four commercial zones.

Full Breakdown
090. 070, 50 feet in CR-1, 35 feet in C-1, no limit in C-2 or C-3. C-1 is the outlier: buildings there may cover no more than 60 percent of the lot. 030 sets no minimum lot width in any of the four zones, and the side and rear setbacks drop to zero if the owner secures a perpetual building maintenance contract or the building will abut a building on the adjoining lot. A lot abutting an arterial or collector street faces the added setback in Section 108-7-10.
These commercial standards apply only within the unincorporated county; land inside Ogden, Roy, North Ogden, South Ogden, Riverdale, Washington Terrace or Pleasant View follows each city's own commercial zoning. 090 was last amended by Ordinance 2026-09, effective May 26, 2026.
Violations & Fines
Exceeding the 60 percent lot-coverage cap in the C-1 zone, or building out of compliance with the coverage standards in Section 104-20-5.090, is enforced under the Land Use Code's general penalty in Section 102-4-4: a class C misdemeanor, a civil penalty, or both, with each day of the violation a separate offense. The Planning Division Director must serve written notice before pursuing abatement, and the county may order removal of the offending portion of the building.
