Nonconforming R-R:L-5 and R-R:L-10 parcels under five acres fall back to a 20-foot setback on every side under Sec. 045.

Violations & Fines

Building within a required setback without an approved exception or Variance is a zoning violation under Sec. 20.216.010, punishable as an infraction under Government Code Section 25132 or through administrative enforcement under Chapter 1.08. Planning and Building Services can also pursue civil action through County Counsel, treat each day of the encroachment as a separate offense, and record a notice-of-violation lien against the property.
