Amarillo's Chapter 4-10 Zoning Ordinance, Article IV District Regulations (Β§4-10-82), sets yard setbacks by district. Single-family zones require a 25-foot front setback, 5-foot side setback, and rear yard minimums. Commercial and industrial zones have separate standards.
Chapter 4-10 of the Amarillo Code of Ordinances (Zoning), Article IV, Β§4-10-82 establishes use, lot size, and setback requirements for each zoning district. In the SF-1 (Single-Family Residential) district, the minimum lot is 7,500 sq ft with a 25-foot front yard setback. SF-2 and R-2 districts require similar 25-foot front yards with reduced minimum lots of 6,000 sq ft. The R-3 district reduces the front setback to 15 feet. Multifamily and commercial districts have separately specified setbacks in the district regulations chart. Variances may be granted by the Board of Adjustment. Amarillo Planning and Development Services (806-378-6290) administers enforcement.
Building without required setbacks is a code violation. City may require removal or variance; fines under general penalty clause up to $500 per day of noncompliance.
