UDC Chapter 11 (Dimensional Regulations, December 2021), codified under Title 7 (Planning and Zoning), establishes yard-setback tables for all zoning districts. Table 11.A (Single-Family Development Standards) applies to A-1 zones: minimum front yard 25 feet, interior side yard 5 feet (10 feet on corner lots), rear yard 25 feet. Required yards must be unobstructed by buildings or structures except as allowed under Section 11.1.2.B (Encroachments into Yards). Accessory structures observe reduced setbacks. Multi-family and commercial districts have separate tables (11.Bβ11.F). Setbacks are measured from abutting property lines or street rights-of-way. Non-conforming structures may be maintained but cannot be expanded into a non-conforming setback.
Building permit applications that show structures within required setbacks are denied. Constructed violations require variance approval from the Board of Adjustment or removal; civil fines apply under general penalty provisions.
