Standard rural setbacks are 20 feet front, side, and rear. But on farmland a new dwelling must sit 200 feet from any abutting parcel in farm use or timber production, and accessory buildings 100 feet, to protect agriculture.
For most new structures in the EFU and Acreage Residential zones, Marion County requires minimum yards of 20 feet front, 20 feet rear, and 20 feet side (10 feet side in AR), per MCC 17.136.100(B) and 17.128.060(B). The distinctive rule is the farm-protection buffer: MCC 17.136.070(A) imposes a special 200-foot setback for a new dwelling from any abutting parcel in farm use or timber production, and 100 feet for accessory buildings, reducible only through a formal alternative-site finding. AR-zone dwellings near resource zones carry a 100-foot (farm) or 200-foot (forest) special setback under MCC 17.128.050. These buffers keep homes from conflicting with normal agricultural and forestry practices.
Structures built inside a required setback or farm buffer without approval are violations and may be ordered relocated, removed, or subject to penalties.
