Cameron County has no general zoning setbacks, but its adopted Subdivision Rules set minimum building setbacks in residential subdivisions: at least 10 feet from roads and rights-of-way and at least 5 feet from adjacent property lines where no fire code applies.
Texas counties cannot zone, so Cameron County has no county-wide building setback for ordinary lots. However, for residential subdivisions of two or more lots of five acres or less, the county's adopted Subdivision Rules and Regulations impose a real setback standard. Section 2.6 states: 'In areas that lack a nationally recognized fire code... and lack water lines sized for fire protection, setbacks from roads and right-of-ways shall be a minimum of 10 feet, setbacks from adjacent property lines shall be a minimum of five feet.' Setbacks must also respect separation distances required for septic (OSSF), public utilities and drinking-water lines, and any greater setback in county orders controls.
A plat or lot not meeting the subdivision setback can be denied or corrected during platting. Inside cities, municipal setback enforcement applies.
