Setbacks in unincorporated Yuba County vary by zone district under Development Code Tables 11.05.030, 11.06.030 and 11.07.030. Agricultural districts require 30-foot front and side setbacks; rural RR has a 30-foot front setback; valley single-family (RS) uses about 10-15 feet front and five-foot interior side yards. High fire severity zones require 30 feet from all property lines.
There is no single countywide setback; each zone district sets its own minimums. In Residential districts within the Valley Growth Boundary (Table 11.07.030, RS/RM/RH), front/street-side setbacks are measured from the sidewalk (10 feet from a detached sidewalk, 15 feet from an attached sidewalk, or 15 feet from the ultimate right-of-way where none exists), with interior side yards of five feet and rear setbacks of 15-20 feet. Importantly, Note E to Table 11.06.030 requires parcels in a high fire severity zone to maintain a minimum 30-foot setback from all property lines unless reduced with written Cal Fire clearance. Accessory structures must meet the setbacks of their zone (Section 11.19.030).
Building inside a required setback without an approved variance or Waiver is enforced by the Community Development and Services Agency and may require redesign, relocation or removal of the structure.
