A side yard abutting a street is generally 15 feet in R-1 districts. Setbacks are measured to the nearest vertical surface of the structure (Sec. 30.7.2.1). Accessory buildings over 200 sq ft or 12 feet tall, and any accessory dwelling unit, must meet the main-structure setbacks (Table footnote 1).
A structure built inside a required setback is a code violation; relief is available only by variance from the Board of Adjustment. Unresolved encroachments proceed to the Code Enforcement Board/Special Magistrate for civil penalties under Florida Statutes Chapter 162.
