Chapter 25 of the Coral Springs Land Development Code establishes setback requirements by zoning district. For residential properties, front yards require a minimum 25-foot setback from the property line, or 50 feet if the lot abuts an arterial roadway. The front setback must also equal or exceed the height of the structure. Side yard setbacks vary by district but are typically 7.5 to 10 feet in RS (Residential Single-Family) zones. Rear yard setbacks are typically 20 to 25 feet for principal structures. Accessory structures must maintain a minimum 5-foot setback from all property lines and are not permitted in front yard areas. Screen enclosures in rear yards are subject to the same setbacks as the principal structure, except pool screen enclosures which may be as close as 5 feet from the rear property line in RS-3 through RS-6 districts. Fences and walls must be at least 2.5 feet from any street right-of-way.
Building without permits or encroaching setbacks may result in stop-work orders, required removal, and fines. Code enforcement fines up to $250 per day for ongoing violations. Building permits will not be issued for structures violating setback requirements.
